Residential Cleaning Service Agreement

Thank you for choosing Patricia’s Spotless. Our goal is to provide reliable, professional residential cleaning with clear expectations from booking through completion. This Service Agreement explains the policies that apply to our cleaning services.

By booking or approving services with Patricia’s Spotless, the client acknowledges and agrees to the following terms.

1. Services Provided

Patricia’s Spotless provides residential cleaning services based on the service and checklist selected at the time of booking.

Services may include:

  • Regular Cleaning

  • Recurring Cleaning

  • Deep Cleaning

  • Move-In Cleaning

  • Move-Out Cleaning

  • Approved add-on services

The cleaning team will perform the items included on the confirmed service checklist. Tasks outside the selected service or checklist are not automatically included and may require additional time and charges.

Requests for additional work should be made before the appointment whenever possible and are subject to availability.

2. Pricing & Estimates

Pricing is based on information provided by the client, including factors such as:

  • Home size

  • Number of bedrooms and bathrooms

  • Type of cleaning requested

  • Frequency of service

  • Condition of the home

  • Requested add-ons or special circumstances

Quotes assume the home is in a condition reasonably consistent with the information provided during booking.

If the team arrives and finds that the condition, size, or scope of work is materially different from what was described, Patricia’s Spotless may:

  • Adjust the price;

  • Recommend a different service level;

  • Limit the cleaning to what can reasonably be completed within the scheduled time; or

  • Decline or reschedule the service.

Any significant pricing or service adjustment will be communicated to the client.

3. Preparing for Your Cleaning

To allow our team to clean efficiently, clients are asked to:

  • Put away excessive clutter and personal belongings.

  • Remove important, fragile, or highly valuable items from cleaning areas.

  • Provide reasonable access to the areas scheduled for cleaning.

  • Secure pets in a safe location when necessary.

  • Notify us of delicate surfaces, damaged fixtures, specialty materials, or items requiring special care.

Our cleaners are there to focus on completing your scheduled service. We kindly ask clients to provide the team with reasonable space to work without unnecessary interruption.

4. Access to the Home

The client is responsible for providing safe and timely access to the property at the scheduled appointment.

Access may be provided through the client's presence, a door code, lockbox, key, or another agreed-upon method.

Delays caused by inability to access the property may reduce the amount of cleaning that can be completed and may be treated as a late cancellation if the team cannot reasonably perform the service.

5. Pets

We are happy to clean homes with pets.

For the safety of the client, pets, and cleaning team, pets that may interfere with cleaning should be secured in a safe area during service.

Patricia’s Spotless is not responsible for pets that escape from unsecured areas or enter areas where the client was responsible for securing them.

Please inform us in advance of any aggressive animals or special pet-related concerns.

6. Cleaning Supplies & Equipment

Patricia’s Spotless provides the standard professional cleaning supplies and equipment necessary to complete the scheduled service unless otherwise agreed.

If the client requests that a specific product or piece of equipment be used, it should be discussed with us before the appointment.

7. Existing Damage & Delicate Items

Our team takes reasonable care while working inside your home.

Clients should notify us before service of:

  • Loose fixtures

  • Unstable furniture

  • Cracked or damaged surfaces

  • Specialty stone or flooring

  • Delicate finishes

  • Antiques

  • Fragile decorations

  • Items of significant monetary or sentimental value

Patricia’s Spotless is not responsible for pre-existing damage, normal wear and tear, deterioration, or damage resulting from an item or surface that was already improperly installed, unsecured, defective, or compromised.

8. Damage or Service Concerns

If you believe something was damaged during your cleaning, please contact Patricia’s Spotless as soon as reasonably possible and provide photographs or other relevant information so we can investigate.

If you are dissatisfied with any portion of the cleaning, please contact us promptly so we have an opportunity to review the concern and determine an appropriate resolution.

We want legitimate concerns brought directly to our attention so they can be handled professionally.

9. Health & Safety

Our team must be provided with a reasonably safe working environment.

We reserve the right to refuse or discontinue service when conditions present an unreasonable health or safety risk, including but not limited to:

  • Hazardous materials

  • Excessive biological waste

  • Pest infestations

  • Unsafe structural conditions

  • Aggressive animals

  • Dangerous or threatening behavior

  • Conditions requiring specialized remediation

Standard residential cleaning does not include hazardous-material remediation or specialized biohazard cleaning unless expressly agreed in writing.

10. Scheduling & Arrival Times

Clients will receive a confirmed cleaning date and expected arrival time or arrival window.

Because cleaning times and travel conditions can vary, exact arrival times may occasionally change. We will make reasonable efforts to communicate significant delays.

Recurring service availability and pricing may depend on maintaining the agreed cleaning frequency.

11. Cancellations & Rescheduling

We understand that plans change.

Clients should provide as much notice as possible when canceling or rescheduling an appointment.

Repeated last-minute cancellations, inability to access the property, or cancellations after a team has already been dispatched may result in a cancellation fee or may affect future scheduling availability.

Any applicable cancellation fee will be disclosed to the client as part of the booking policy.

12. Payment

Payment is due according to the terms provided on the client's invoice or booking confirmation.

Accepted payment methods may include the payment options currently offered by Patricia’s Spotless.

Clients are responsible for any outstanding balance for completed services and approved additional work.

13. Recurring Services

Recurring cleaning clients may receive pricing based on the agreed service frequency.

If the frequency changes—for example, from weekly to biweekly or monthly—the price may also change because additional time and work may be required between visits.

Recurring service does not guarantee that pricing will remain unchanged indefinitely.

Patricia’s Spotless may periodically adjust pricing due to changes in labor costs, operating expenses, service requirements, or other business conditions. Clients will be notified of material pricing changes before they take effect.

14. Photography

With the client's permission, Patricia’s Spotless may photograph completed cleaning work for quality-control, training, or marketing purposes.

We will make reasonable efforts not to photograph personal information, people, family photographs, addresses, or other identifying information.

Clients may request that photographs not be taken or used for marketing purposes.

15. Personal Property & Valuables

Clients are responsible for securing cash, jewelry, medications, important documents, firearms, collectibles, and other valuable or sensitive personal property before service.

Our team should not be asked to move or handle unusually valuable, dangerous, or highly fragile property.

16. Heavy Items & Furniture

For employee safety, cleaners are not required to move heavy furniture, appliances, or other items that cannot be safely moved by one person during normal cleaning.

Areas that are inaccessible without moving heavy items may be cleaned only to the extent reasonably accessible.

17. Right to Refuse or Discontinue Service

Patricia’s Spotless reserves the right to refuse, discontinue, or reschedule service when reasonably necessary because of unsafe conditions, inappropriate behavior, material misrepresentation of the property's condition, nonpayment, repeated policy violations, or circumstances that prevent our team from safely and professionally completing the scheduled work.

18. Changes to Services & Policies

Services, pricing, policies, and operating procedures may be updated periodically as the business grows.

For recurring clients, material changes affecting an existing service relationship will be communicated before they take effect.

19. Client Acknowledgment

By scheduling or approving cleaning services, the client confirms that:

  • The information provided about the property and requested service is accurate to the best of their knowledge.

  • They have reviewed the scope of the cleaning service selected.

  • They understand that work outside the confirmed checklist may result in additional charges or require a separate appointment.

  • They agree to provide a reasonably safe and accessible working environment.

  • They agree to the applicable payment, scheduling, cancellation, and service policies of Patricia’s Spotless.
